Independent agent · Harborline & Elm Quarter

A quieter way to move house.

Signal Branch is a one-agent practice. Rowan Vale runs every valuation, every viewing and every negotiation personally — so the person who priced your home is the person who sells it.

Taking on a small number of sales at a time, so each one gets proper attention.

01

One agent, start to finish

No handover to a junior after the listing photos. The same person answers your questions in week one and in week ten.

02

Evidence-led pricing

A valuation you can argue with: recent comparable sales, current competition and the honest ceiling for your street.

03

Written weekly updates

A short note every week covering viewings, feedback and what changes next — whether or not there is good news.

What I handle

Three ways people usually start

Most conversations begin with one of these. There is no obligation attached to any of them, and no fee until a sale completes.

Selling your home

Full representation from pricing through to completion: preparation advice, photography, viewings and the negotiation itself.

  • Room-by-room preparation notes
  • Accompanied viewings, always
  • Offer handling in writing

Buying with support

For buyers who want someone on their side of the table — shortlisting, second viewings and a frank read on what a home is worth.

  • Brief-led shortlisting
  • Quiet listings before they appear
  • Offer strategy and pacing

Valuation & advice

A considered opinion of value for planning, probate or simply deciding whether this is the year to move.

  • Comparable evidence included
  • Realistic timing guidance
  • No pressure to instruct

How it works

Four steps, and you always know which one you are on

Nothing here is a surprise. The plan is agreed in the first meeting and revisited whenever the market answers back.

01

A conversation

Thirty minutes at the house. What you want, when you need it done and what the property is really up against.

02

Pricing & prep

A written valuation with the evidence behind it, plus a short list of the fixes worth making before photography.

03

Launch & viewings

Photographed, described properly, then shown by appointment. Feedback reaches you the same week it is given.

04

Offer to keys

Negotiation in writing, then chasing the chain through surveys and searches until the keys actually change hands.

About

Small practice, on purpose

Rowan spent a decade inside larger agencies before starting Signal Branch, and left for one reason: the person who knows a house best kept being the person least involved in selling it.

The practice now takes a limited number of instructions at a time across Harborline, Elm Quarter and North Ridge. Fewer listings, more attention on each — and a straight answer when a property is not ready to go to market.

  • Say the difficult number firstAn optimistic valuation wins the instruction and loses the sale. You will hear the realistic one at the first meeting.
  • Never show a house you have not walkedEvery viewing is accompanied, because the questions buyers ask deserve answers, not a lockbox.
  • Leave the decision with youAdvice, evidence and timing — then space to think about it without a follow-up call every morning.

Questions

The things people ask first

How are fees structured?

A single percentage of the agreed sale price, payable on completion, confirmed in writing before anything is listed. Photography, floor plans and accompanied viewings are included — there are no separate marketing charges and nothing to pay if the house does not sell.

How long does a sale usually take?

It depends far more on the property and the price than on the agent, so you will get a range rather than a promise at the valuation. What is fixed is the reporting: you hear where things stand every week, including the weeks when nothing has moved.

Who actually carries out the viewings?

Rowan does, every time. Viewings are arranged by appointment rather than open-house blocks, which means fewer people through the door and more useful feedback from the ones who come.

Can a home be sold without a public listing?

Yes. Quiet listings are shown first to buyers already registered with a matching brief. It suits sellers who value discretion, though it usually reaches a smaller audience — the trade-off is explained honestly before you choose.
